One Buyer, Three Significant Texas Ranch Acquisitions
Purchasing one large Texas ranch requires careful evaluation, strong representation, and a clear understanding of the buyer’s long-term goals. Helping the same buyer acquire three substantial ranches requires something more: a trusted relationship built through experience, consistency, and a deep understanding of how the buyer intends to use the land.
Campbell Farm & Ranch agent Heath Kramer had the opportunity to represent the same buyer in the purchase of three remarkable Texas ranches: Seven O Ranch, Kennedy Ranch, and Panther Creek Ranch. Together, the properties encompass approximately 4,640 acres across Montague and Stephens counties.
Each ranch offers its own combination of grazing, water, wildlife, and recreational value. Collectively, the acquisitions demonstrate what experienced buyer representation can accomplish when an agent understands both the land and the buyer’s larger vision.
A Buyer with a Lifetime of Ranching Experience
Heath’s buyers have spent their entire adult lives in the cattle industry. One grew up in New Mexico running cattle on leased land before moving to Texas as a young adult and continuing to farm and ranch.
Because of that experience, they approached each purchase with a clear understanding of what makes a ranch functional. Their priorities extended beyond acreage and scenery to include dependable water, grazing potential, fencing, livestock facilities, access, and the practical layout of the land.
Heath helped them evaluate each opportunity against those priorities while representing their interests across three separate transactions.
Seven O Ranch: 2,700 Acres in Montague County
The largest of the three acquisitions was Seven O Ranch, a 2,700-acre property near Bowie marketed by Chris Wengierski, Cash McWhorter, and Blake Hortenstine of Hortenstine Ranch Company.
Seven O is an exceptional working cattle ranch with approximately 35 to 40 stock tanks and lakes, two named creeks, six water wells and more than 25 pastures. Campbell Lake, the largest body of water on the ranch, encompasses approximately 26.5 surface acres.
Water was one of the buyers’ highest priorities, and Seven O offered it on an extraordinary scale.
The ranch was designed to support a substantial livestock operation. Its improvements include steel working pens, a hydraulic squeeze chute, a horse barn, an outdoor arena, equipment and hay-storage buildings, livestock troughs and extensive perimeter and cross fencing. Its estimated carrying capacity was approximately 270 to 300 animal units at the time of marketing.
Seven O also includes a 4,427-square-foot owner’s residence, a detached pool house and a separate foreman’s home. The land transitions from productive grasslands to elevated mesas and wooded creek drainages, creating a property with significant agricultural and recreational value.
The buyers intend to continue using Seven O as it should be used: as a working cattle ranch.
Kennedy Ranch: 987.83 Acres Near Possum Kingdom Lake
Heath also represented the buyer in the purchase of Kennedy Ranch, a 987.83-acre property in Stephens County listed by Campbell Farm & Ranch Broker Boone Campbell.
Located approximately five miles west of Possum Kingdom Lake, Kennedy Ranch is a diverse grazing and recreational property shaped by rugged terrain, established grass, and carefully preserved wildlife habitat.
Water features include K-Lake, an approximately six-acre lake with more than half a mile of rock-lined shoreline, along with the Duck Pond and seasonal Cedar Creek. The creek’s pools were reported to retain water throughout the year.
Kennedy Ranch had been managed for both livestock and wildlife, making it a complementary acquisition for a buyer who values productive grazing land as well as hunting, fishing, and long-term stewardship.
This transaction was especially meaningful for Campbell Farm & Ranch because the brokerage represented both sides through a designated agency, with Boone representing the seller and Heath representing the buyer. Each agent remained focused on the interests of the client he represented while helping move a significant ranch transaction toward a successful closing.
Panther Creek Ranch: 952.26 Acres Near Nocona
The third acquisition was Panther Creek Ranch, a 952.26-acre property in Montague County, marketed by Jared Kennedy of Whitetail Properties.
Located near Nocona, Panther Creek Ranch offers productive native grasses, gently rolling terrain, and well-drained sandy loam soils. Seasonal Panther Creek travels for more than 1.5 miles through the ranch, while seven ponds distribute surface water across the property. Three of those ponds were noted for exceptional fishing.
The ranch also includes perimeter fencing, cattle-working pens, and substantial paved frontage along Gilbert Road and FM 3428. Its native cover supports whitetail deer, Rio Grande turkey, feral hogs, waterfowl, and an unusually strong population of bobwhite quail.
With water available throughout the ranch for livestock and wildlife, Panther Creek provided another strategically located property suited to the buyer’s agricultural and recreational objectives.
The Value of a Long-Term Buyer-Agent Relationship
No two ranch purchases are exactly alike. Water, soils, forage, fencing, livestock infrastructure, access, easements, minerals, and existing improvements must all be considered in relation to the buyer’s intended use.
By working with the same buyer across three major acquisitions, Heath developed a detailed understanding of what mattered most to them. That continuity made it possible to evaluate each property as both an individual opportunity and part of a broader landholding strategy.
Heath’s role included helping the buyer:
- Identify properties aligned with their goals
- Evaluate water and grazing resources
- Consider livestock infrastructure and access
- Communicate with multiple listing brokerages
- Navigate negotiations and due diligence
- Maintain continuity across three transactions
- Keep the buyer’s interests central throughout each purchase
Two of the ranches were marketed by outside brokerages. In those transactions, Heath provided independent buyer representation while coordinating with Hortenstine Ranch Company and Whitetail Properties. Kennedy Ranch was listed by Campbell Farm & Ranch, with separate representation provided to the buyer and seller.
This ability to work professionally across brokerage lines is essential in land real estate. The right property may be listed by any company, but a buyer’s agent remains focused on finding the property that best serves the buyer.
More Than 4,600 Acres Acquired
Across Seven O Ranch, Kennedy Ranch, and Panther Creek Ranch, Heath assisted the buyer in acquiring approximately 4,640 acres of Texas ranchland.
The three ranches differ in terrain and improvements, but all reflect the buyer’s emphasis on water, usability, livestock production, and long-term land stewardship. Together, they represent a substantial agricultural investment and the continuation of a lifelong commitment to farming and ranching.
Campbell Farm & Ranch is proud of Heath Kramer’s work on these transactions and grateful for the confidence the buyer placed in him through three significant ranch purchases.
For those seeking a cattle ranch, recreational property, or large-acreage investment, knowledgeable buyer representation can provide valuable guidance from the initial search through closing.
